HOW WE WORK
We will use a digital camera to take photos of your home. These
photos will be used for marketing your home via the MLS (state wide
multiple listing service), for use on other electronic marketing systems
(e.g. Realtor.com, homes.com, for use on Steve's professional website
(stevecaron.com) as well as for brochures to be faxed/mailed out upon
request or for a potential direct marketing campaign. Steve also has
the capacity to take virtual tours of your property which can be seen
on some of the abovementioned websites by not only other agents, but
in many cases the general public as well.
Please allow for a few days time lapse for the information to be uploaded
from our local Multiple Listing Services to the other websites. Be advised
that there is a strict limitation of copy space available, which is why
Steve uses the expanded options on other Internet Sites.
As mentioned above, a brochure of your home will be developed.
This brochure will contain information regarding your property, such
as upgrades, improvements, special amenities, room sizes etc., in addition
to information on taxes and specifically information regarding personal
property. It will also include a copy of your seller's property disclosure
(s), the deed, tax map, and any other pertinent information. If there
is information that you would like to be featured in this brochure,
please be sure to notify us right away. We will leave copies on site
at your property for buyer agents to have available for their showings.

Feedback comments from
other agents showing your property are se-cured as soon as possible and
we will call you with
their feedback as soon as possible during
reasonable hours! In the event that you cannot be reached, a message
will be left on your voice mail or e-mail. Let us know if you have a

On Line Agent ® is a sophisticated software program that we integrate
into our business
communications and tracking services. The program is designed to track
activity on your property. During the marketing process of your property,
we will provide you with this essential information as requested, and
also keep an accurate accounting of all activities which include; number
of
showings, feedback comments, any targeted advertising implemented. Most
beneficial is the ability to analyze the market and your property together,
giving you, the client, the best, most current market information available.
Response Tracking, Active Prospect
Your home will be advertised
a minimum of once every 6-8 weeks. We want to take full advantage of
every opportunity to market your property, but most buyers are now using
the
Internet.
We see very few sales closed as a direct result of local advertising.
For executive level properties we can discuss advertising in more regional/national
publications.
Merchandising
Steve will offer tips on how to
make the property show more attractively and highlight the property and
not your personal belongings. He will discuss any repairs/upgrades/streamlining
etc. that will increase the marketability of your property. You can begin
by packing up those objects that are not necessary for daily living,
which may make the home look smaller.
Showings
On vacant properties or before closing on your current property,
utilities must be available and in working order. Agents, prospective
buyers, home inspectors, and walk- through's must be conducted with utilities
in working order.
Showings help us sell your home! Please make every
effort to make your home ready and available to show at reasonable times.
A locked box will be placed on your door to make your home more accessible
for showings. This box will remain on the home until closing to accommodate
the final walk through and home inspections.
In the event that the market activity reflects a need
to adjust the listing price of your home, the new marketing price will
be implemented through MLS. We will generate new brochure face sheets
and ensure the price change is reflected in all other marketing systems.
We prefer to present offers in person. Steve's office at RE/MAX
Riverside is ideal as he has a complete file on your property as well
as access to a copier, scanner, fax etc.
If the property is under contract and an inspection is
required, home inspections can take up to three hours. Often the buying
parties will accompany the inspector during that time. The Buyer pays
for this service, and only the Buyers Agent will be present with the
buyers. Other arrangements can be made per this agreement.
It is our practice to discourage public access
to our properties to those unqualified buyers and/or non-serious prospects
through public open houses. We have listed and sold many properties
without the use of this system. We are much more comfortable knowing
the motivation and purchase power of a prospective buyer prior to exposing
your home, family and personal belongings to complete strangers. If
you are still in favor of public access, we will dis-cuss those options
at that time.
We are pleased to deliver information to your attorney
or Title Company. Steve will work throughout the under contract period
to ensure the property closes on or before the specified date to the
best of his ability. We will also be present with you at the closing.
