Subdivisions
LAWSON RIDGE COVENANTS,
CONDITIONS AND RESTRICTIONS
The Property and each Lot as depicted on the Plan is subject
to the following covenants, conditions and restrictions and
the sale or lease of any Lot as depicted on the Plan or the
Property or any portion thereof shall be, and hereby is, subject
to the following:
1. Each Lot as depicted on the Plan shall be used for single
family residential purposes exclusively.
2. No structure shall be erected on any portion of the Property
except one detached single family, residential dwelling, hereinafter
referred to as a dwelling, of not more than two (2) stories
in height and such other buildings necessary and subsidiary
to the same, such as a private garage for not more than two
cars.
3. No structure shall be located within forty (40) feet of
any lot line as depicted on the Plan.
4. No duplex residences, garage apartment or apartment house
shall be erected or placed on any portion of the Property and
no buildings shall be altered or converted into a duplex residence,
garage apartment or apartment house.
5. The area of any dwelling, exclusive of porches, breezeways,
and garage, shall not be less than one thousand two hundred
(1,200) square feet in the case of a one story structure, or
not less than eight hundred (800) square feet, on the first
floor, in the case of a one and one-half or two story structure.
6. All exterior work on any buildings or other structures
and the restoration of the Lot and landscaping shall be completed
within eight (8) months of the date that construction, including
excavation and any site work, begins.
7. The cutting of trees on the Property for commercial or
lumbering purposes is prohibited.
8. No business, profession, trade or manufacture of any kind
or nature shall be conducted on any portion of the Property.
Notwithstanding the foregoing, any use permitted as a "home
occupation" pursuant to the Town of Richmond Zoning Ordinance
shall be an allowed use.
9. No horses, sheep, cows, goats, swine, poultry or other
animals, excepting household pets shall be kept, maintained
or allowed on any portion of the Property. No boarding or breeding
kennels may be maintained on any portion of the Property.
10. No automobiles, trailers or tents to be used as wholly
or partly, permanently or temporarily for residential purposes
shall be allowed on any portion of the Property, nor shall
any structure be moved to any portion of the Property. No vehicles
without a current registration and current state inspection
sticker may be stored on any portion of the Property.
11. No Lot as depicted on the Plan may be further subdivided.
12. Each Lot as depicted on the Plan is conveyed subject to
all notes, conditions, restrictions, limitations and all other
matters as shown on the Plan.
13. Each home shall be no less than 24 feet wide and all homes shall be on
full foundations and shall have a roof pitch on not less than 5/12.
